What kinds of properties do you buy?
Duplexes, triplexes, fourplexes, and apartment buildings throughout Florida, with a focus on Miami-Dade, Broward, and Palm Beach counties. Condition and occupancy do not matter.
Do I need to make repairs or clean before selling?
No. We buy as-is. Leave the repairs, the clean-out, and any belongings you do not want.
Can I sell with tenants living in the property?
Yes. Leases and security deposits transfer to us at closing, and we take over the tenant relationship.
Do you charge commissions or fees?
No. We are the buyer, not an agent, so there is no listing commission. Closings are handled by a Florida title company, and the offer spells out who pays which closing costs.
Is there any obligation if I request an offer?
None. Requesting an offer is free. You can accept, counter, or decline.
How do you decide what to offer?
We look at location, rents, condition, needed repairs, and any title or code issues, then make an offer based on the property as it is today.
How quickly can we close?
You choose the date. Timing depends on the title search and any issues it turns up, such as liens, probate, or open code cases.
What is a market value assessment?
A free, no-obligation estimate of what your property could be worth, so you can compare selling as-is with other options before deciding anything.
Can you help if I am not ready to sell yet?
Yes. Choose "Free help with my property situation" on any form and tell us what is going on. We will talk through your options, even if selling is not one of them.
Do you buy properties with code violations or liens?
Yes. Open code cases, fines, and many types of liens are identified during the title search and are typically resolved at closing.
Can I sell an inherited property before probate is complete?
Sometimes. It depends on the type of administration and the personal representative's authority. Check with your probate attorney and we will work around the estate's timeline.
Are you real estate agents?
No. We buy properties directly. We do not list properties or represent sellers.
Three steps. No surprises.
Requesting an offer is free and you are never obligated to sell.
